Sapphire Cove, a residential development in Naples Florida located just off Collier Boulevard and Rattlesnake Hammock Road features 75 single-family homes. The community is located on a 30 acre site with lot sizes 57 feet wide by 140 feet deep.
Sapphire Cove offers eight floor plans with both single story and two-story designs ranging from 1915 sq.ft. to 3178 sq.ft. under air. Sapphire Cove amenities feature a clubhouse with a fitness center and a resort style pool.
The community is located near Hacienda Lakes residential development which includes both Azure and Esplanade at Hacienda Lakes. Nearby Naples Lakes Village shopping center includes a Publix grocery store, banking, shopping and dining. Sapphire Cove is conveniently located about a 20 minute drive to downtown Naples and the beaches.

SAPHIRE COVE CDD

SAPHIRE COVE is located within a Community Development District(CDD). A CDD is essentially a tax-free municipal bond that the homeowners pay off over time. The bond is structured to pay for the infrastructure and/or maintenance of the community. The CDD annual debt service is listed as a non-ad valorem tax on the homeowners annual tax bill which makes the total tax bill higher. Many master planned communities in SW Florida do have a CDD. One of the main reasons for a CDD would be to make the new home prices lower since the infrastructure costs are not bundled in the new home price.
