Lee County Florida Real Estate Market Update September 2026 in 4K
Lee County – Single-Family Homes update
Lee County recorded 1,116 closed sales in September, virtually unchanged from the 1,113 sales reported in September 2025. The median sale price remained stable at $375,500, compared with $375,000 a year earlier.
One of the more significant developments was the reduction in available inventory. Active listings declined 13.7% to 6,517 homes, while the months' supply dropped from 6.7 to 5.2 months.
Homes also sold faster, with the average time to sale decreasing from 107 to 92 days. Sellers received an average of 94.7% of their original asking price, compared with 93.5% last year. These figures suggest that the single-family market is becoming more balanced, with less inventory and improving buyer activity.
Lee County – Condos and Townhomes update
The Lee County condo and townhome market experienced a 5.9% increase in closed sales, reaching 343 transactions compared with 324 last September.
Despite stronger sales activity, prices continued to face downward pressure. The median sale price declined 8.9%, from $280,000 to $255,000, while the average sale price fell 10.5%.
There were 3,005 active listings, a decrease of 14.8% from last year. Months of inventory declined substantially, from 9.7 to 6.6 months.
Properties also sold faster, with the average time to sale dropping from 136 to 120 days. Although condo prices remain softer than last year, declining inventory and increasing sales activity are encouraging signs for this segment of the market.
